Fire detection is one area where getting it wrong carries real consequences, both for safety and for your legal position. We design, install, test and certify fire alarm systems and emergency lighting for domestic properties, HMOs and commercial premises across Staffordshire.
Systems are specified to the relevant British Standard for the building and its use, not to whatever happens to be in the van.
What we cover
- Fire alarm design and installation
- Grade D and Grade A domestic systems
- HMO and rental property compliance
- Commercial fire alarm systems
- Emergency lighting installation
- Interlinked smoke and heat detection
- Carbon monoxide detection
- Periodic testing and certification
Getting the grade and category right
Fire alarm systems are classified by grade, meaning the type of equipment, and by category, meaning how much of the building is covered. A single-occupancy house, a shared HMO and a commercial unit have genuinely different requirements, and fitting the wrong specification is a common and expensive mistake.
We'll establish what the building actually needs based on its layout, its use and who occupies it, then install to that standard and certify it. If you're a landlord or managing agent, that certificate is what demonstrates you've met your obligations.
Emergency lighting
If a building loses power during an incident, emergency lighting is what lets people find the way out. Commercial premises, HMOs and communal areas in blocks of flats generally require it, and it needs periodic testing to prove the batteries still hold charge under load.
We install emergency lighting to suit the escape routes in your building, and carry out the required monthly function and annual duration testing as part of an ongoing maintenance arrangement if you'd like us to.
Testing, maintenance and records
Installation is only part of it. Fire systems need testing at set intervals and, just as importantly, a record that the testing happened. That log book is usually the first thing asked for in an inspection or after an incident.
We can take on periodic testing and maintenance for both fire alarms and emergency lighting, keeping the certification current so it isn't something you have to remember.
Common questions
What fire alarm system does a rental property need?
For most single-household rentals in England, the requirement is at least one smoke alarm on every storey used as living accommodation, plus a carbon monoxide alarm in any room with a fixed combustion appliance. HMOs generally need considerably more, often an interlinked system covering escape routes. We will assess the property and tell you specifically what applies to it.
How often should fire alarms be tested?
Domestic alarms should be tested weekly by the occupier. Commercial and HMO systems need a weekly call point test plus a periodic inspection by a competent person, typically every six months, with the results recorded in a log book. We can take that on as a maintenance arrangement.
Do you provide certification?
Yes. Installation, commissioning and periodic testing are all certified, which gives you the documentation needed to demonstrate compliance to an insurer, a local authority or a fire officer.
